Subfloor first

A floor that creaks, gaps or lifts at the seams almost always had a subfloor problem that was covered over. We check for flatness with a straightedge, screw down loose subfloor sheets to the joists, and take moisture readings on slabs and on crawl-space floors, which in Montgomery County often read higher than the flooring manufacturer allows.

Older brick ranches around Clarksville frequently have crawl spaces with no vapour barrier on the dirt. That moisture rises straight into the subfloor and then into a hardwood or laminate floor, cupping the boards within a year. Sometimes the right first step is a crawl-space vapour barrier, not the flooring.

Choosing a material for this climate

Luxury vinyl plank is the most common choice locally for good reasons: it is waterproof, handles humidity swings, and stands up to kids, dogs and muddy boots. It goes over most existing hard floors without removal.

Solid hardwood looks the best and lasts the longest, but it needs a stable humidity range and a dry subfloor, and it should acclimatise in the house for several days before installation. Engineered hardwood is the compromise for slabs and crawl-space homes.

Tile suits bathrooms, laundry rooms and entries. It needs a stiff subfloor, so on a bouncy joist span we add underlayment or the grout will crack.

Installation details that matter

Expansion gaps at every wall, covered by base or shoe moulding, let floating floors move with the seasons. Transitions at doorways are cut to match the floor heights on either side so nobody trips. Planks are staggered so the end joints never line up, which is both structural and visual.

In kitchens and baths we seal the perimeter where the floor meets the tub or cabinets, because that is where spills go.

Timing inside a remodel

Flooring goes in after drywall and painting and before the final trim and appliances. If the project includes cabinets, the floor either runs under them or stops at the toe-kick, and that choice affects appliance heights, so it is decided at the scoping stage.

Repairs and refinishing

Individual damaged planks in a floating floor can be replaced without lifting the whole room, if matching stock exists. Solid hardwood with surface wear can be sanded and refinished two or three times over its life, which is far cheaper than replacement and returns the floor to new.
