Common drywall problems in local homes

Water stains and sagging ceiling board are the number one call, and nine times out of ten they trace back to the roof, a plumbing line or a bathroom fan venting into the attic instead of outside. We find the source before we replace the board, because a fresh ceiling under an unfixed leak stains again within a season.

Cracks at the corners of doors and windows and along ceiling joints show up in houses built on the county's clay soil as the foundation moves through wet and dry cycles. They are cosmetic in most cases, but a crack that keeps reopening after repair is worth a foundation look.

Nail pops, popcorn ceiling removal and patches where a wall-mounted TV or a doorknob went through make up the rest.

Repair versus replacement

A stain with dry, firm board behind it can be sealed and painted. Board that is soft, crumbling or showing mould on the back has to come out, and the insulation behind it is checked at the same time. Moisture readings decide it, not guesswork.

For popcorn ceilings, homes built before the eighties may have asbestos in the texture. We test before scraping and tell you the result before anything is disturbed.

Hanging and finishing new rooms

In a remodel, an addition or a basement finish, we hang board with screws on the framing schedule, tape every joint with paper or mesh depending on the location, and run three coats of compound with sanding between. Corners get metal or paper-faced bead so they survive furniture and vacuum cleaners.

Finish level matters. Level 4 is standard for painted walls with flat or eggshell paint. Level 5, a skim coat over the whole surface, is what you want under gloss paint or in a room with strong side lighting from big windows, which a lot of newer Clarksville homes have.

Dust control

Sanding compound makes fine dust that travels through a house. We tape off doorways with plastic, cover floors and returns, and use sanders with vacuum attachment. It adds a little time and saves a week of cleaning.

Sequencing with paint and trim

Drywall is finished before trim goes on and before the first coat of paint. If we are doing the painting as well, the primer coat goes on the same visit as the final sand, which shows up any missed spots while the tools are still in the room.

A remodel that includes flooring gets the drywall done before the floor is laid, so the floor never has to be protected from compound and sanding dust.
