Where decks go wrong in Middle Tennessee

Clarksville clay soil holds water and heaves in a hard freeze, so footings that were set shallow or straight into the dirt move over a few winters. Posts lean, the frame racks and the whole structure starts to feel loose underfoot.

The second weak point is the ledger, the board bolted to the house. On a lot of older decks it was nailed instead of bolted and never flashed. Rain runs behind it into the rim joist, and the first anyone knows is when the deck pulls away from the wall. Ledger failure is the most common cause of deck collapse nationally, and it is entirely preventable.

Third is fastener rust. Humidity here sits high from May to September, and plain steel screws in pressure-treated lumber corrode fast. Hot-dip galvanised or stainless hardware is not optional.

How a new deck is built

Footings are dug below the frost line, poured in concrete and fitted with post bases that keep the wood off the ground. The frame is sized to span tables for the joist spacing and the decking material chosen, since composite needs closer joist spacing than pressure-treated boards.

The ledger is bolted through to the house framing with the siding cut back and Z-flashing plus a self-adhered membrane behind it. Guardrails are built to the height and baluster spacing the county inspector will check.

Decking goes on last with hidden fasteners or colour-matched screws, gapped for drainage and expansion.

Pressure-treated or composite

Pressure-treated southern yellow pine costs less up front and takes stain well, but it needs cleaning and re-sealing every couple of years in this climate or it greys and checks. Composite costs more, needs no sealing and shrugs off the humidity, though it gets hotter underfoot in July sun.

The honest answer is that a well-built pressure-treated deck maintained on schedule and a composite deck left alone end up in similar shape after ten years. What matters more is the frame under either one.

Repairing an existing deck

Not every wobbly deck needs replacing. A frame that is sound but has rotten boards, a rusted ledger connection or loose railings can often be brought back with targeted repairs. We probe the joists and posts with an awl, check the ledger from below and give you a repair-or-rebuild verdict with the reasoning written down.

If more than a third of the frame is compromised, rebuilding is usually cheaper than chasing repairs over several seasons.

Permits and inspection

Decks in Clarksville and Montgomery County need a permit above a certain height and footprint, and the footings and framing get inspected before the decking covers them.
